Are you actually listing my house on the MLS or buying it?

Great question.  We buy houses in Oklahoma City and surrounding areas that fit our buying criteria. You will not have to deal with listings, showings, appraisals, inspectors, repairs, or banks. We come to look at the house and make you an official offer to purchase. If agreed, we handle the whole transaction from contract to close.

How do you determine the price to offer on my house?

Great question and we’re an open book… so I’m glad you asked.  Our process is rather simple. We look at the location, what repairs are needed, condition, and values of comparable houses sold in the area recently.  So, we take everything into consideration… and come up with a fair price that works for us and works for you too.

Are there any fees or commissions to work with you?

There are NO fees or commissions to work with us.  We’ll make you an offer, and if it’s a fit… we’ll buy your house (and we’ll often pay for the closing costs too!).  No hassle. No fees.  

How are you different from a real estate agent?

Real estate agents list properties and market the property to find someone to buy them.

As you know, you pay a commission as a % of the sales price when you work with a real estate agent. Often times it’s 5-7% of the sales price (so if it’s a $100,000 house, you’ll pay between $5,000 – $7,000 in commissions to an agent).  Agents provide a great service for those that can wait to sell.

Our company actually buys houses.   Since we’re actually the ones buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple of days (sometimes the same day).

If I accept your offer to purchase my house, will I need to travel anywhere to closing?

No. (Unless you prefer to) The entire transaction can be completed via phone, fax, mail, or email, and FedEx. Or, We can Handle it all face to face. Once the agreement is executed, we will forward it to the title company and they handle all the necessary work to complete the transaction.  After the title research is completed, you will receive a package of final documents to sign along with simple instructions.  This can be handled via a Mobile Notary who will meet with you at your home or office (or wherever you choose)… coordinated with the Title Company.  Once the final documents are signed, you will receive a cashiers’ check or bank wire transfer (your choice) for the full sales amount.

Is there any obligation when I submit my info?

No obligation at all. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us.
